Cost guide

What a new roof costs in Tampa

The biggest factors are the size of the roof, the material, and how much of the deck needs work once the old roof is off.

Rough ranges for a typical home

These are rough planning ranges for the Tampa area, not quotes. Every roof is measured and priced in writing after a free inspection, and that written price is the one that counts.

MaterialRough range, average one-story homeNotes
Architectural shingle$12,000 – $24,000Most common choice; quickest install
Concrete tile$24,000 – $45,000Heavier; long-lived tiles over new underlayment
Clay tile$30,000 – $60,000Premium look, common on Mediterranean-style homes
Standing-seam metal$25,000 – $48,000Higher up front, very little upkeep

What should be in the price

  • The building permit and final inspection
  • Full tear-off and disposal
  • Replacing rotted decking (often priced per sheet; ask for that price in writing)
  • Re-nailing the deck where code requires it
  • New underlayment, drip edge, flashing, pipe boots and vents
  • Materials with Florida Product Approval, installed to the manufacturer's instructions

If a quote is much lower than others, check which of these it leaves out.

Grants and payment plans

Florida's My Safe Florida Home program offers matching grants up to $10,000 for hurricane mitigation work, roof reinforcement included. The state puts in $2 for every $1 from the homeowner, and lower-income households may qualify without a match. It is for owner-occupied, site-built homes whose original building permit was issued before January 1, 2008, insured for $700,000 or less, with an MSFH inspection in the last 24 months. Common questions

How do I compare roofing quotes?

Line them up item by item: permit, tear-off, decking price per sheet, underlayment type, flashing and the material's product approval. Differences usually hide there.

Is a cheaper roof ever the right choice?

Sometimes, if you plan to sell soon. Just make sure the cheaper quote still includes a full tear-off and a permit.

Storm passed over? Have the roof looked at before the next one.
