Signs your roof is ready to be replaced

Some of these you can spot from the yard with binoculars. Others only show in the attic. None of them need you on the roof.

From the ground

  1. Granules in the gutters. Sand-like grit collecting at the downspouts means shingles are wearing through their protective layer.
  2. Curling or cupping shingles. Edges that turn up or middles that sink are shingles that have dried out in the sun.
  3. Bare or dark patches where granules are gone entirely.
  4. Cracked, slipped or missing tiles, especially along hips and edges.
  5. A sagging ridge line or a roof that looks wavy, which can mean the deck is weakening.

From inside

  1. Stains on ceilings or around light fixtures, even small ones.
  2. Daylight through the deck or damp insulation in the attic.
  3. The same leak coming back after repairs.

Age is a clue, not a verdict

A shingle roof in full Tampa sun tends to age faster than the number on the package, and a tile roof's underlayment wears out long before the tiles. So age tells you when to start looking closely, not when to replace. A free inspection gives you the actual condition, with photos, so the decision is based on the roof you have.

Common questions

Can I just replace the bad slope?

Sometimes. If one slope took storm damage and the rest is sound, a partial replacement can make sense. We will show you the photos.

Does algae mean the roof is failing?

Not by itself. Dark streaks are usually algae and mostly cosmetic. Granule loss and curling are the real warnings.

Storm passed over? Have the roof looked at before the next one.
